This unit was in original condition with a long term tenant paying $250pw. Nothing but a full strip out and renovation was going to bring this one back to life. With a budget of $60,000 it got a new kitchen, bathroom, flooring, electrical board, light fittings, painting and window covering. It rented to the first couple to inspect it for the asking price of $650pw.

We helped our client buy this property in 2000 and in 2015 she asked for our help to create a new kitchen and bathroom and much needed storage solutions. With a budget of $30,000 for each room, she ended up with her dream kitchen and bathroom, and more storage space then she ever imagined.

This property was bought sight-unseen for an investor client living interstate – with an ideal floor plan, our task was to transform the home into one which was desirable to tenants.  The kitchen and living room had been extended 10 years prior – but the bathroom was original so this became the central focus, together with essential ’non cosmetic’ work i.e. increase sub-floor ventilation. New laundry, wardrobes, and landscaping also contributed in taking the rent from $500pw to $850pw.

This 3 bedroom, 2 bathroom terrace had once been our expat clients much loved home, but a change in tenants gave them the perfect opportunity to give it a modern feel.  With a tight budget of $80,000 we gutted both bathrooms and kitchen – including a turn of the century wood cooker and chimney.  The house was painted from head to toe, inside and out, floors re-polished, some internal doors replaced, as well as all electrical points and light fittings.  A nasty surprise was found in the sub-floor where a huge amount of builders rubbish including numerous bags of asbestos material had to be removed.

We bought this property for our client 2 years prior to renovating their kitchen.  With a difficult space to work with, we enlisted the help of a kitchen designer and cabinet maker to custom fit the cabinetry and chosen appliances.  We also introduced the client to ‘wood look’ floor tiles which matched the wooden floor boards throughout the house.
